The role holder’s primary responsibility will be to work alongside the Development and Investment Team and oversee the project management of schemes from acquisition through development to practical completion and snagging.

Build-to-rent and other residential tenures are major growth sectors for the Legal & General Group with multi-billion pounds deployed or committed over recent years across the country. Investments into these sectors are high-profile initiatives supported by the Group Executive, supporting Legal & General’s ambitions to use large-scale institutional capital to build out deeply required residential housing across the UK.

The role will work within the Legal & General Capital team, with a primary focus on Build-to-rent opportunities and other rental residential housing developments. The role holder will also work closely with others teams across the Group on related projects including other LGC housing businesses and Future Cities team who focus on regenerating Britain’s towns and cities through both housing and infrastructure.

The role holder’s primary responsibility will be to work alongside the Development and Investment Team and oversee the project management of schemes from acquisition through development to practical completion and snagging.

  1. Undertake business development activities in relation to opportunities within the designated area targeting, overseeing the pricing and negotiation of schemes, and executing forward funding and direct acquisitions from house builders and developers.
  2. Prospect opportunities, appraising the schemes jointly with Finance and Operations teams, and then appraising and testing schemes in accordance with the approved investment parameters and the scrutiny processes and reporting to the Development Director. Review and ensure that scheme appraisals are 100% accurate.
  3. Ensure a robust sign-off process is followed in line with agreed governance policies, operating within agreed financial and risk parameters.   To ensure, at all times, schemes are contracted and managed in accordance with the risk parameters of the business.
  4. Manage all negotiations in a transparent, trustworthy and honest manner and to ensure the reputation of the company is safeguarded at all times and ensure that projects are contracted in accordance with the approvals and in accordance with the adopted policies and procedures.
  5. Effectively plan, monitor and disburse all items of expenditure associated with the acquisition pipeline.
  6. Ensure that schemes are completed to the standard delivery requirements, ensuring that these standards are met by all counterparties. Working closely with the Operations teams, coordinate the handovers to ensure that void periods are minimised and customer and stakeholder expectations are met.
  7. Meet with landowners and developers to negotiate commercially viable deals on the best commercial terms available, working with the wider team in the development appraisal process
  8. To take the lead in all matters with regard to the management of employees, making sure management discretion is used in a consistent manner, and that the area follows the Group’s policies and procedures including the Partnership Agreement to maximise business performance.

Qualifications:

• Degree educated or equivalent relevant experience

Track record

• Sourcing and contracting residential housing investments and/or developments

• Maintaining trustworthy relationships with developers and house builders that are current and potential future partners and clients

• Delivering good returns and effective project management and risk management

Experience

• Development management and project management of housing development schemes

• Commercial and financial management of housing development schemes

• Deep locality specific knowledge residential sectors, in particular an expert understanding of housing development and housing management

• Proven ability to develop new business relationships

• Acting efficiently and productively within defined decision making processes

Skills/ Attributes:

• A strong interest/passion for the UK housing industry

• A self-driven entrepreneurial spirit that embraces change and opportunity

• A commercial development manager that works collaterally with colleagues within and across the business with the capability of being highly effective in a corporate environment
