Reporting to the Head of Sales, an opportunity exists for a driven and customer-focused Sales Manager to help drive the delivery of the company’s on-site Sales and Marketing strategy. This role has responsibility for the day to day management and support of external sales teams and will provide clear direction on targets and financial parameters within which on-site sales team works.   

Reporting to the Head of Sales, an opportunity exists for a driven and customer-focused Sales Manager to help drive the delivery of the company’s on-site Sales and Marketing strategy. This role has responsibility for the day to day management and support of external sales teams and will provide clear direction on targets and financial parameters within which on-site sales team works.   

Your responsibilities will include but not be limited to:

  • Supporting the implementation alongside the Head of Sales and Digital Marketing Manager in the execution of the overall National sales and marketing strategy.
  • Lead on formulating site specific sales and marketing strategies for presentation to the Head of Sales and for agreement with the Managing Director.
  • Ensuring first class customer service is provided at all times and assisting the Head of Sales as a customer champion throughout the buying process
  • Ensuring the consistency of all branding, marketing and advertising material, including sales literature and site signage at all times.  Using branded templates to work with external agencies to create customer facing collateral.  Proof reading skills are essential.
  • Work in partnership with the Digital Marketing Manager to input into content strategies and digital marketing collateral, and to effectively manage and develop CRM (customer relationship management) and CMS (content management) systems and reports.
  • Training external sales agency teams on the Shared Ownership product and L&GAH sales process and compliance.
  • Day to day management of all external sales agents appointed by the Head of Sales.
  • Producing weekly sales reports and other ad hoc sales related reports as necessary.
  • Propose scheme plot specific pricing and dealing margins and /or incentives.  Track sales to ensure budgets are not exceeded and overall share percentages are achieved across the schemes.
  • Monitor and provide input into site specific marketing activities to maximise the site sales velocity and pricing
  • Manage budgets, incentives and agree sales deals within set parameters
  • Liaise with the development and finance teams, plus external solicitors to ensure all legal requirements and ‘go to market’ information is in place; leases, service charges, CMLs etc
  • Ensure administration enquiries from customers and solicitors are dealt with promptly
  • Carrying out periodic market research on competitors’ product to ensure we are up to date on market demands, product innovations and sales prices. 
  • Working with the development team inputting into market research and target market for pipeline developments
  • Providing advice/recommendations on product specification, potential enhancements and innovation.

Qualifications:

  • Degree educated or equivalent
  • Strong sales background.

Track record

  • A proven track record of delivery as a Sales Manager within an established residential developer with a detailed knowledge of the residential sales market across a broad product range.
  • A track record in managing multiple sales sites and the successful delivery of sales targets.
  • A track record in delivering teams which achieve high levels of customer service experience.

Experience

  • Shared Ownership product – a strong understanding of this tenure, regulation, compliance  and demographic with a private sale approach to achieving sales
  • Acting efficiently and pro-actively within defined decision making processes
  • Experience of working with Councils on where sales require relationships with Councils
  • Experience in delivering sales programmes ‘outside the box’ in order to deliver successful sales programmes in challenging markets.
